Project Background
Pullman Hotel on the Rhine in Germany is a high-end luxury hotel under Accor Group, located on the waterfront landscape belt of the Rhine River and adjacent to Cologne Cathedral and other core landmarks. Positioned as the preferred accommodation for European business elites and high-end resort travelers, the comfort and stability of the hotel’s indoor environment directly affect its brand reputation.
With a total construction area of 28,500 square meters, the project includes 216 luxury guest rooms, a 1,200-square-meter pillarless banquet hall, an executive lounge, a Michelin-starred restaurant, and a top-floor infinity pool. The owner clearly required that the system must comply with Germany’s EnEV 2024 energy-saving standards and meet the strict requirements of five-star hotels for noise reduction and temperature control accuracy.
Core Challenge Analysis
● Climate Adaptation Challenge
The Rhine River area features cold and humid winters, with temperatures often dropping to -15℃. Traditional heat pumps are prone to severe frosting and heating attenuation. Although summers are mild, the instantaneous cooling load in large-space areas fluctuates significantly, requiring the system to have rapid response capabilities.
● Scenario-Based Experience Requirements
• Guest Rooms: The operating noise at night must be ≤22dB(A) to avoid disturbing guests’ sleep; the temperature control accuracy must reach ±0.3℃, and the humidity must be stabilized between 45%-55%RH.
• Banquet Hall: For large-scale events accommodating 800 people, the temperature must be raised from 18℃ to 24℃ within 30 minutes, with a maximum temperature difference of ≤1℃ across the entire venue.
Top-Floor Infinity Pool: Condensation must be prevented in the high-humidity environment, while ensuring the air remains fresh and odor-free.
● Energy Conservation and Compliance Pressure
Germany’s EnEV 2024 standard requires the annual heating energy consumption of buildings to be ≤15 kWh/㎡. The traditional gas boiler solution cannot meet this requirement, so a more efficient clean heating technology is needed.
● Installation and Operation & Maintenance Restrictions
The hotel is located in a historic building protection area, with limited installation space for external equipment and strict requirements for low noise emissions. Meanwhile, as the hotel operates 24/7, the system must support non-stop maintenance.
GTGLOBE Customized Solution
● Host System: Ultra-Low Temperature Air Source Heat Pump Cluster
• Equipment Selection: To cope with the extreme low temperature of -20℃ along the Rhine River, 8 sets of GTGLOBE Polaris Series ultra-low temperature air source heat pumps were selected. Equipped with jet enthalpy-increasing scroll compressors, the units can increase evaporation pressure in ultra-low temperature environments to avoid heating attenuation. Additionally, EVI air supplement technology is adopted, which improves low-temperature heating efficiency by 25% compared with ordinary heat pumps.
• Layout and Noise Reduction Design: The external units are centrally installed on a 150-square-meter dedicated equipment platform on the hotel’s top floor, adopting a modular matrix layout with a spacing of 1.2 meters between each unit to ensure ventilation efficiency. The bottom of each unit is equipped with 30mm-thick rubber shock-absorbing pads, the shell is wrapped with high-density sound insulation cotton, and the air outlet is fitted with noise-eliminating shutters—controlling the operating noise to ≤55dB(A), which fully complies with the noise control standards of German environmental protection departments for the surrounding areas of historic buildings.
• Anti-Freezing and Redundancy Design: The system is equipped with ethylene glycol antifreeze circulation pipelines, which automatically switch to anti-freezing mode in extreme low temperatures to prevent pipeline freezing. Meanwhile, an N+1 redundancy design is adopted; if a single unit fails, the remaining units can automatically supplement energy to ensure 24/7 uninterrupted heating for the hotel.
● Terminal System: Scenario-Based Fan Coil Unit Matrix
• Guest Rooms (216 Rooms): Each guest room is equipped with 1 set of GTGLOBE Quiet Enjoy Series horizontal concealed fan coil units, adopting DC brushless motors with stepless speed regulation between 100-1200RPM and an operating noise as low as 20dB(A). The fan coil units are matched with PM2.5+H13 level HEPA composite purification air outlets, which can filter 99.97% of particles, and introduce fresh air at 30m³/h per person to achieve integrated control of "temperature, humidity, purification and oxygenation". The temperature control panel supports NFC linkage, allowing guests to directly adjust the temperature and air speed through a mobile applet; the system automatically switches to 18℃ energy-saving mode when the room is unoccupied.
• Banquet Hall (1,200㎡): 24 sets of GTGLOBE High Static Pressure Series fan coil units are configured, with a single air volume of 1700m³/h and a static pressure of 300Pa. Combined with a stratified air supply design, the temperature difference across the entire venue is ≤1℃. The system is linked with the banquet hall’s central control system, which can automatically adjust the air supply power according to the number of participants, ensuring the temperature is raised from 18℃ to 24℃ within 30 minutes while avoiding excessive energy consumption.
• Michelin-Starred Restaurant (450㎡): 12 sets of GTGLOBE Oil Smoke Resistant Series fan coil units are selected, with shells made of galvanized steel plate + Teflon coating and oil fume filters installed inside the air ducts to prevent blockage caused by the adhesion of kitchen oil fume. The fan coil units are linked with the fresh air system to maintain a positive pressure environment in the restaurant and avoid oil fume backflow; meanwhile, CO₂ concentration sensors are equipped to adjust the fresh air volume in real time, ensuring fresh air in the dining environment.
• Top-Floor Infinity Pool (300㎡): 8 sets of GTGLOBE Anti-Corrosion Series fan coil units are configured, with shells made of 316L stainless steel and internal heat exchangers treated with electrophoretic anti-corrosion technology, which can withstand high-humidity and salt-spray environments. The fan coil units are matched with dehumidification modules to stabilize the humidity in the pool area between 55%-60%RH and prevent ceiling condensation; at the same time, combined with a fresh air heat recovery system, the heat from the pool’s exhaust air is recovered to reduce heating energy consumption.
● Intelligent Control System
• Zoned Temperature Control Logic: The system divides the hotel into 128 independent temperature control zones, which are connected to the hotel’s PMS system through the RS-485 protocol to obtain the guest room occupancy status in real time. When the guest room is occupied, it automatically switches to comfort mode (22-24℃); immediately after check-out, it switches to 16℃ standby mode, reducing standby energy consumption by 15% during unoccupied periods.
• Fault Warning and Local Operation & Maintenance: Each device is equipped with built-in IoT sensors that real-time monitor 18 operating parameters, including compressor discharge temperature, fan speed, and refrigerant pressure. When parameters deviate from the threshold, the system automatically triggers local warnings and displays fault locations and maintenance suggestions, facilitating rapid response by the operation and maintenance team. The average fault response time is shortened to 45 minutes, and the annual system failure-free rate reaches 99.8%.
• Energy Consumption Analysis and Optimization: The system can generate daily/monthly energy consumption reports, statistics on the proportion of energy consumption by zone and equipment type, and predictive optimization suggestions combined with weather data. For example, through analyzing the restaurant’s energy consumption data, it is recommended to adjust the dinner business hours to 18:00-22:00, avoiding the German power grid’s peak electricity consumption period of 17:00-19:00, which can save about 1,200 euros in electricity bills per month.
• Data Visualization Panel: The hotel’s operation and maintenance center is equipped with a 55-inch touch screen that real-time displays the temperature, humidity, equipment operating status, and energy consumption trends of each zone, supporting one-click switching between energy-saving mode and emergency mode and greatly improving operation and maintenance efficiency.
Project Achievements and Value
● Comfort Reputation: In the first quarter of 2025 guest satisfaction survey, the score for "indoor environment comfort" reached 9.4/10, far exceeding the industry average, and the hotel’s repurchase rate increased by 12%.
● Energy-Saving Benefits: The annual heating energy consumption of the system is only 12.8 kWh/㎡, far lower than the requirements of the EnEV 2024 standard. Compared with the traditional gas boiler + chiller unit solution, it saves about 32,000 euros in energy costs annually, with an investment payback period of only 5.2 years.
